Project Details

Washington University School of Medicine selected Kozeny-Wagner as the Construction Manager at Risk for this multi-phased project located .8 miles from the WUSM’s campus in the Tower Grove neighborhood. The complex, previously owned by Universal Printing Company included two single-story structures and warehouse buildings totaling 183,900 square feet on a 7.8-acre site. The existing 100,000 square foot warehouse was demolished to allow for a new 600 space secured parking lot. The 65,000 square foot warehouse was repurposed for new office space.

Phase 1 included a new façade and roof on the exterior. The Phase 1 interior includes new fit-outs for the Department of Orthopedics, Department of Pediatrics, and the Department of Neurology. Phase 2 fit-outs included the Office of Vice-Chancellor of Research and Physician’s Billing Services. Phase 3 has begun planning for the remaining 35,200 square feet of additional office space. When completed, the repurposed building will provide workspace for approximately 500 employees.
